First make sure you cleared away all the junk in the storeroom.

Then try approaching the rat from different directions at each possible spot. For example, if the rat is just south of where it starts, and if it doesn't go the way you want it to when you approach it from the north, try approaching it from the east next time you get it to that same spot.

The way the rat moves is only dependent on where it is and which direction you approach from, so soon enough you'll exhaustively cover every possibility and you'll get it to run under the boxes.
